(5)                      RESOLUTION NO. 05-17: DESIGN OVERLAY REVIEW NO. 04-03-848 TO CONSTRUCT A 131,758 SQUARE FOOT CARSON TOYOTA DEALERSHIP, WITH DETACHED CAR WASH AND 30,550 SQUARE FOOT DEALERSHIP FOR FUTURE LEASE FOR PROPERTY LOCATED AT 1333 E. 223RD STREET IN THE ML (MANUFACTURING, LIGHT) ZONE AND WITHIN THE MERGED AND AMENDED REDEVELOPMENT PROJECT AREA (DEVELOPMENT SERVICES)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE Design Overlay Review No. 04-03-848 subject to the conditions of approval attached as Exhibit "B" to the Resolution .

2.                  WAIVE further reading and ADOPT Resolution No. 05-17, "A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF CARSON, CALIFORNIA, APPROVING DESIGN OVERLAY REVIEW NO. 04-03-848."

ACTION:

ITEM NO. (6)                      RESOLUTION NO 05-01:  DESIGN OVERLAY REVIEW NO. 882-04 TO OPERATE A CARGO CONTAINER STORAGE FACILITY IN THE MH-ORL (MANUFACTURING, HEAVY; ORGANIC REFUSE LANDFILL) ZONE AND WITHIN THE MERGED AND AMENDED REDEVELOPMENT PROJECT AREA.  THE SUBJECT PROPERTY IS LOCATED AT 22700 SOUTH ALAMEDA STREET (DEVELOPMENT SERVICES)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE the Mitigated Negative Declaration.

2.                  Approve Design Overlay Review No. 882-04 subject to the conditions of approval attached as Exhibit "B" to the resolution.

3.                  WAIVE further reading and ADOPT Resolution No. 05-01, "A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF CARSON, CALIFORNIA, APPROVING DESIGN OVERLAY REVIEW NO. 882-04."

RECOMMENDATION for the Redevelopment Agency:

1.                  REVIEW and DISCUSS the results of the Market Opportunities Analysis and identify preferred land use(s) for development of the site.
