ITEM NO. (5)                        REQUEST FOR APPROVAL TO EXTEND THE CONTRACT WITH CONRAD & ASSOCIATES, LLP FOR ANNUAL AUDITING SERVICES (ADMINISTRATIVE SERVICES)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  EXTEND the contract to Conrad & Associates, LLP for the fiscal years ending June 30, 2005 and 2006, in the amounts of $8,642 and $8,858, respectively.

2.                  AUTHORIZE the payment of the additional services of Conrad & Associates, LLP including but not limited to the implementation of GASB Statement No. 34, in accordance with the firm's schedule of fees for additional or extra services.

ACTION:

ITEM NO. (6)                        REQUEST FOR AUTHORIZATION TO ENTER INTO AN EXCLUSIVE NEGOTIATING AGREEMENT WITH NEWMARK MERRILL COMPANIES, LLC FOR A PORTION OF THE PROPERTY LOCATED AT 616 E. CARSON ST., (PROJECT AREA 4) (ECONOMIC DEVELOPMENT)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE an Exclusive Negotiating Agreement with Newmark Merrill Companies, LLC for the disposition of a portion of the property located at 616 E. Carson Street, Carson, California.

2.                  AUTHORIZE the Executive Director to execute the Exclusive Negotiating Agreement after approval as to form by Agency Counsel.

ACTION:

ITEM NO. (7)                        REQUEST TO AUTHORIZE THE EXECUTIVE DIRECTOR TO EXECUTE A PURCHASE AGREEMENT FOR THE PROPERTY LOCATED AT 21009 S. PROSPECT AVENUE (ECONOMIC DEVELOPMENT)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  AUTHORIZE the Executive Director to execute a purchase agreement after approval as to form by the Agency Counsel for the property located at 21009 South Prospect Avenue for the sum of $511,000.

2.                  ALLOCATE sufficient funds for the property acquisition, acquisition escrow fees and relocation of existing residents.

3.                  WAIVE further reading and ADOPT Resolution No. 05-21, "A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF CARSON, CALIFORNIA, APPROVING THE PURCHASE AND SALE AGREEMENT BY AND BETWEEN THE CARSON REDEVELOPMENT AGENCY AND KENT H. CARLSEN."
