ITEM NO. (5)                      REQUEST TO APPROVE A NEW CONTRACT WITH MDG ASSOCIATES, INC., TO PROVIDE HOUSING INSPECTION SERVICES RELATED TO THE NEIGHBORHOOD PRIDE PROGRAM AND THE COMMERCIAL REHABILITATION PROGRAM (ECONOMIC DEVELOPMENT)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE a new contract with MDG Associates, Inc., in the amount of $385,000 for a one year term with option to extend for one additional year.

2.                  AUTHORIZE the Agency Chairman to execute the consultant agreement in the amount of $385,000 between MDG Associates, Inc., and the Agency after approval as to form by the Agency Counsel.

ACTION:

ITEM NO. (6)                      APPROVAL OF ASSIGNMENT OF PURCHASE AND SALE AGREEMENT BY AND BETWEEN THE CARSON REDEVELOPMENT AGENCY AND THOMAS L. SAFRAN FOR THE PURPOSES OF ACQUIRING THE PROPERTY LOCATED AT 21802-21810 AVALON BOULEVARD AND 21814 AVALON BOULEVARD FOR A FUTURE AFFORDABLE HOUSING PROJECT (PROJECT AREA 4) (A.P.N. 7332-001-005, 7332-001-006 & 7332-001-007) (ECONOMIC DEVELOPMENT)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  WAIVE further reading and ADOPT Resolution No. 06-27, "A RESOLUTION OF THE REDEVELOPMENT AGENCY OF THE CITY OF CARSON, CALIFORNIA, MAKING CERTAIN FINDINGS AND APPROVING AN ASSIGNMENT AGREEMENT BY AND BETWEEN THE CARSON REDEVELOPMENT AGENCY AND THOMAS L. SAFRAN FOR THE PURCHASE OF PROPERTIES LOCATED AT 21802-21810 AVALON BOULEVARD AND AT 21814 AVALON BOULEVARD IN PROJECT AREA 4" (A.P.N. 7332-001-005, 7332-001-006 & 7332-001-007)

2.                  AUTHORIZE the Agency Chairman to execute the Assignment of Purchase and Sale Agreement and to execute all documents necessary to effectuate the Agency's acquisition of the subject property, after approval as to form by Agency Counsel.

3.                  AUTHORIZE an appropriation of $4,025,000.00 from the Agency's housing set aside funds.  This amount includes land purchase and closing costs.

1.                  OPEN the joint public hearing, TAKE public testimony, and CLOSE the joint public hearing.
