The approximately 14.3-acre project site is currently comprised of vacant land located directly east, off the I-110 Figueroa on- and off-ramps. The project parcel was the location of the former Gardena Valley Landfill No. 1 & 2. The Gardena Valley Landfill No. 1 & 2 operated from 1956 until 1959 and accepted approximately 75% residential municipal waste and 25% construction or industrial wastes. The industrial wastes allowed included crude oil-related wastes (crude oil and tank bottoms), paint sludge, auto wash sludge, latex, molasses, cutting oil, and other semi-liquids. The average thickness of the waste materials was found to be approximately 25 feet. The former landfill was capped with approximately 5 feet of soil. The proposed project includes the construction of four new buildings, including one 84,841 SF building with 4,745 SF mezzanine for a total building area of 89,586 SF, one 80,977 SF building with 5,244 SF mezzanine for a total building area of 86,221, one 126,196 SF building with a 5,858 SF mezzanine for a total building area of 132,054 SF and a 4,000 SF retail building. Overall, the project proposes a total of 311,861 SF of building area.
