Project Description:
  • Discretionary applications - Specific Plan, Development Agreement, Conditional Use Permit & Site Plan and Design Review.
  • The approximately 14.3-acre project site is currently comprised of vacant land located directly east, off the I-110 Figueroa on- and off-ramps. The project parcel was the location of the former Gardena Valley Landfill No. 1 & 2. The Gardena Valley Landfill No. 1 & 2 operated from 1956 until 1959 and accepted approximately 75% residential municipal waste and 25% construction or industrial wastes. The industrial wastes allowed included crude oil-related wastes (crude oil and tank bottoms), paint sludge, auto wash sludge, latex, molasses, cutting oil, and other semi-liquids. The average thickness of the waste materials was found to be approximately 25 feet. The former landfill was capped with approximately 5 feet of soil.
  • The project would involve the construction and operation of three speculative industrial buildings and a potential retail pad. Buildings 1 and 2 would be approximately 77,500 square feet each and Building 3 would total approximately 112,000 square feet. Each industrial building could potentially be divisible into three independent units.
