(8)                        RESOLUTION NO. 04-45, MODIFICATION TO DESIGN OVERLAY REVIEW NO. 743-01 AND MODIFICATION TO DESIGN OVERLAY REVIEW NO. 751-01: APPROVAL OF MODIFICATIONS TO PREVIOUSLY APPROVED DESIGN OVERLAY REVIEWS FOR THE INSTALLATION OF ADDITIONAL SIGNAGE IN EXCESS OF THE TOTAL ALLOWABLE SIGN AREA FOR THE PROPERTIES LOCATED AT 1933 E. 223RD ST. AND 22222 S. WILMINGTON AVENUE IN THE MH (MANUFACTURING, HEAVY) ZONE DISTRICT AND WITHIN THE MERGED AND AMENDED REDEVELOPMENT PROJECT AREA (DEVELOPMENT SERVICES)

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE Modification to Design Overlay Review No. 743-01 by adding Condition No. 55(A) and 55(B) to Exhibit "B" of Redevelopment Agency Resolution No. 01-49 as follows:

2.                      "55(A). Signs shall meet all conditions approved under Variance No. 461-04.

3.                      55(B). Future modifications to this permit shall be reviewed and approved by the Planning Commission.  In the event that the building(s) and structure(s) on the property are demolished for a new development, or the use of the property significantly changes or ceases for more than one year, the procedures set forth in Section 9172.23 of the Municipal Code and those required by the Redevelopment Agency shall abide."

4.                  APPROVE Modification to Design Overlay Review No. 751-01 by adding Condition No. 54 and 55 to Exhibit "B" of Redevelopment Agency Resolution No. 01-56 as follows:

RECOMMENDATION for the Redevelopment Agency:

TAKE the following actions:

1.                  APPROVE the attached list of consultants.

2.                  AUTHORIZE the professional services agreements listed on the following pages, in the amounts recommended.

3.                  AUTHORIZE the Agency Chairman to sign the professional services agreements after approval as to form by the Agency Counsel.

4.                  AUTHORIZE the Executive Director to execute the necessary documentation to implement the work orders as required.

RECOMMENDATION for the Redevelopment Agency:

1.                  APPROVE an Exclusive Negotiating Agreement with the Acevedo Group for the disposition of a portion of property located at 616 E. Carson St., Carson, California.

2.                  AUTHORIZE  the Executive Director to execute the Exclusive Negotiating Agreement after approval as to form by Agency Counsel.
