Project Description:

A Conditional Use Permit (CUP) is requested for the coffee roasting operations (The Boy and The Bear Coffee Roasting) and online fulfillment center for wholesale roasted coffee.

Project consists of a Tenant Improvement (TI) of an existing 1,500 square foot suite in a one story warehouse building at 139 W. Victoria Street. The property is zoned Manufacturing Light with a Design Overlay (ML-D).

Proposed operations consist of roasting between 150 to 320 pounds of coffee per week, primarily on Monday and Fridays between the hours of 7:00am and 5:00pm. They will be using only one roaster and will have an afterburner to reduce Smoke, Odor, Fine Particulate, CO and harmful VOC (volatile organic compounds) created during the coffee bean roasting process. The number of employees is not expected to exceed three (3) onsite during roasting or order fulfillments.

Additional permits for the coffee roasting operation will be secured by the applicant including:

• State of CA Department of Public Health, Food and Drug Branch, Processed Food Registration
• LA County Public Health Permit
• LA County Public Health Plan Check - Wholesale Food
• SCAQMD - Air Quality Permit

No exterior changes or site work is proposed as part of this project
