Project Description:

Discretionary land use entitlements being sought for the proposed project (including the related public off-street improvements): Specific Plan, Design Overlay Review No. 1838-20, Zone Change No. 187-22, Development Agreement No. 25-20, Tentative Parcel/Subdivision Map, and Use Permit(s)) for two potential land use scenarios for the project site:
  • Retail Shopping Center (Preferred Land Use Scenario): Approximately 233,000 SF retail shopping center anchored by an approx. 153,000 SF warehouse-style big box store, approx. 50,000 SF mid-size junior anchor, an approximately 15,000 SF small anchor, and three restaurant or retail pads ranging from approx. 4,800 to 5,200 SF; and
  • Commerce Center (Secondary Land Use Scenario): Approximately 532,390 SF industrial warehouse/distribution facility, including logistic use, spread among two buildings
