Why Update the Zoning Code?
Our city is growing and evolving. This update ensures that our zoning rules support sustainable development, housing choices, and the community vision outlined in the 2040 General Plan, adopted by the City Council on April 4, 2023.
What's Happening Now?
The Zoning Code Update is a two-phase process:
Phase 1 (Approved): Focused on Residential and Mixed-Use regulations.
On January 31, 2024, during a public hearing, the Planning Commission unanimously recommended approval of the Phase 1 Zoning Code Ordinance and Zoning Map Amendment to the City Council.
On March 19, 2024, following this recommendation, the City Council formally approved the Phase 1 Zoning Code Update and Zoning Map Amendment at its Second Reading.
What's Next - Phase 2 (In Progress): Concentrates on Commercial, Industrial, and Mixed-Use Business areas.
With Phase 1 officially adopted, the City is now moving into Phase 2 of the Zoning Code Update. Here's what to expect:
- Community Engagement: Public workshops and stakeholder meetings are expected to occur in Spring/Summer 2025 to gather input and ideas.
- Drafting Updates: With community feedback, staff will draft proposed changes to additional zoning sections.
- Planning Commission Review: A draft of the Phase 2 updates is expected to be presented to the Planning Commission for review and recommendation in 2025.
- City Council Consideration: Final updates are expected to be brought to the City Council for consideration in 2025.
